Residential and Commercial Plumbing System Inspections: Hiring a Plumbing Inspectors has advantages for both home buyers and home sellers. Home sellers that hire an inspector can be proactive about making the repairs necessary to help their homes sell more quickly. Home buyers can feel confident that the home they buy is not in need of any major or minor plumbing work. Scope of the inspection:
Plumbing systems are examined and tested for their condition and their function. The inspector tries to move the sinks, bath fixtures and toilets to see if they are solid and are correctly installed. Tubs, showers, diverter valves and flush mechanisms are checked. Presence of water around toilets and tubs and under sinks will be checked. The inspector turns on the water to check the faucets, drains, sink, piping, waste leaks, water pressure, water volume and drainage.
The next places to be inspected are crawlspaces, floors and the basement. The inspector looks for signs of defects such as leaks, stains and residues. The water heater, main water and gas valves, sump pump and lawn faucets are inspected for code compliance and proper operation.
The Plumbing Drain, Vent and Water systems will be inspected for approved materials and joints, corrosion, abandoned piping, unsupported piping and suspicious stains.
